KIRKWOOD is a farm in the heart of Dumfriesshire, an idyllic, unspoilt county with peaceful rolling hills and lush pastures. Over 30 years ago, the Steel family who live and farm at Kirkwood, introduced a holiday cottage......

Now seven Kirkwood Cottages are an ideal base for a rural holiday.... for walking, fishing, golfing, cycling, horse riding, for wildlife and for peace and quiet. The countryside is beautiful with some outstanding sights and views. The area is steeped in history - associated with Robbie Burns, many Roman remains, several castles and country houses.

Kirkwood is easily accessible between the main routes M74 and A75, yet remarkably rural. Dalton, the nearest village, is tiny, with only a pub and restaurant, a part-time Post Office and a limited bus service. Lockerbie and Annan (both around 5 miles) are the nearest towns for day-to-day shopping. Dumfries (12 miles) has better shops and Carlisle (30miles) bigger still. Kirkwood is an hour and a half from both Glasgow and Edinburgh; three hours from the Midlands and five and a half hours from London.

Kirkwood has been the Steel's family home for 6 generations.


KIRKWOOD COTTAGES
There are seven holiday cottages at Kirkwood. South Lodge and West Lodge are detached, traditional cottages, at the end of each drive. In the centre of the farm is our Stables Courtyard, where there are two traditional cottages - Red Squirrel & Roe Deer - and 3 modern, recently converted cottages - Hare, Fox and Otter. The Courtyard has a laundry with washing machine and dryer. Also there is a games room, with full-sized snooker table, table tennis, darts, and exercise machines and there is a small children's play area. The fishing on the River Annan is popular and there are other rural activities to pursue, such as cycling.

 

All Cottages
The beds will be made up with two sheets, a duvet, two pillows each & cases. There are spare blankets. We do not supply bath or hand towels but extra towels can be hired if anyone can not or does not, bring their own. Some cottages have phones (see each cottage below) that take incoming calls and allow 999 calls. There is a payphone at the Stables Courtyard - it too takes incoming calls on 01576 510300. Pets are normally accepted, but please ask in advance.

South Lodge (sleeps 6) 2 star standard

South Lodge is only a few hundred yards from Dalton Village on a quiet public road (B725). The Lodge is a detached secluded house with a large private garden, surrounded by fields. South Lodge sleeps up to 6 people in one double and two twin bedrooms. One twin room is downstairs, the other two bedrooms are upstairs, along with the bathroom which has a bath, shower unit, w.c. and washbasin. Downstairs, there is a pleasant sitting room with an open (coal) fire; and a large kitchen with a dining area. The central heating (radiators in all rooms) is run either by a back boiler in the coal fire (we supply the coal at cost), or for a fixed weekly charge a gas boiler (probably unnecessary in the summer). Many people enjoy having the real fire though. There is an immersion water heater to back up either the coal or gas heating systems. Facilities include an electric cooker, fridge freezer, washing machine, colour TV and phone taking incoming calls (01387 840651)

West Lodge (sleeps 4) 2 star standard

Situated at the main entrance to Kirkwood, just off a minor public road West Lodge is single storey, secluded and detached with a private garden. West Lodge has two twin bedrooms. The bathroom has a bath, shower unit, w.c. and hand basin. In the kitchen there is an electric cooker, fridge and small breakfast bar. The sitting room has a dining table, colour TV, phone for incoming calls (01576 510305) and an open (coal) fire. The fire also heats the water via a back boiler although there is an immersion heater as well. Central heating is via electric night storage heaters in the living room, both bedrooms and the bathroom.

Cottage price/week in 2005: peak season £319; mid season £239 and off season £199.

Otter Cottage (sleeps 6) STB Graded 3 star * * *


Situated at the Stables Courtyard, this house was converted from old stables in 1998, into our smartest property. Downstairs there are two bedrooms - double and twin - with two bathrooms (one ensuite with a shower, basin and w.c; the other with a bath, shower, basin and w.c.). Upstairs is another twin bedroom (with hand basin) and a large open living/ dining/kitchen area. The kitchen has a fridge/freezer, electric cooker, dishwasher and microwave oven. Heating is via electric (night) storage heaters. There is a colour TV with video machine.

Fox Cottage (sleeps 4) 3 star standard

Completed in the Spring of 1999, Fox Cottage is located at the Stables Courtyard. The bedrooms - double and twin - are downstairs where there is a w.c. and basin ensuite to one bedroom and a full bathroom with shower over bath, w.c. and basin, adjacent to the other bedroom. There are fitted wardrobes throughout.Upstairs is a large open living/ dining/ kitchen area. The kitchen has a fridge/freezer, electric cooker, dishwasher and microwave oven. Heating is via electric (night) storage heaters. There is a colour TV with video machine.

Hare Cottage (sleeps 5) STB Graded 3 Star * * *

At the Stables Courtyard, this house was converted in '98 from an old barn into a beautiful holiday home. Downstairs there is a double bedroom, bathroom with shower, basin and w. c., and then an open kitchen/dining/ living area. The kitchen has an electric cooker, fridge/freezer, dishwasher, and microwave. Upstairs is a twin bedroom with bathroom ensuite (bath, basin & w.c.) and a single bedroom. All have fitted cupboards. This cottage is ideal for 4 people where no-one wishes to share the double bed or a family of 5. The living room is slightly small for 5 but the house has great character and is well furnished. Heating is electric (night) storage and there is a colour TV with Video machine.

Roe Deer Cottage (sleeps 4) STB Graded 2 Star * *

Named because deer are seen occasionally grazing in the field to the rear, this is an original cottage set in the Stables Courtyard. There are 2 bedrooms upstairs one twin, one double - with fitted wardrobes and a bathroom with bath, shower, w.c and basin. Also upstairs is a box room large enough to take a chair if you want to sit quietly and gaze over an outstanding view. Downstairs there is a spacious sitting room, and a large dining room, both with open (coal) fires. The kitchen has a fridge/freezer and electric cooker. Central heating is via electric (storage) heaters, in bedrooms, bathroom, sitting room and dining room. Water heating is via immersion, with the back boiler to assist. The phone takes incoming calls (Tel No: 01576 510404) and there is a colour TV.

Red Squirrel Cottage (sleeps 3) 2 star standard

Red Squirrel has been a holiday cottage for 25 years and is traditionally, simply furnished, and comfortable. Red Squirrels, as opposed to common grey squirrels, are sometimes seen in the garden at the back, where the Stables Courtyard adjoins the wood. There are two bedrooms upstairs, one double and one single. The bathroom is downstairs, with a bath, shower over, w.c. and hand basin. The living room has a sofa bed (can sleep two more people), an open (coal) fire and the dining area, Central heating is via electric night storage heaters in both bedrooms and living room. The coal fire also heats the water (via a back boiler) although there is an immersion heater as well. The kitchen has a fridge/freezer and electric cooker. There is a colour TV

Letting Arrangements
The cottages and fishings are normally let weekly (Sunday-Sunday). Visitors should arrive after 4pm and leave by 10am. We send visitors a "bookingform' that should be signed and returned to us with the deposit(£100/week - not refundable in the event of cancellation) and the booking is definite when we receive these. We ask the full price to be paid 6 weeks before arrival at Kirkwood and we return the deposit, (less charges for fuel such as coal, electricity, for hiring and any damages) within 3 weeks of the end of the holiday.


Scottish Tourist Board (STB) Grading scheme: ***
Until 1998 all Kirkwood cottages were STB graded and achieved "approved" or "Commended" status with 2-4 "Crowns." In 1999 the scheme changed to "Stars."Otter & Hare Cottages now have 3 Stars and Roe Deer Cottage has 2 Stars. The others are no longer graded by the STB but would probably be 1 or 2 star (i.e. lower)


Short Breaks in the Cottages

These are increasingly popular. Ask for prices, which vary according to the days required e.g. Sunday-Thursday 66% of weekly price and Thursday-Sunday 75%.

Facilities

At the Stables Courtyard, there is a Laundry with washing machine & dryer, a pay phone, and chest freezer for fishermen. There is also a games room with table tennis, darts & a full-sized snooker table. There are a couple of fitness machines but a fuller range of fitness equipment is to be found at the Hetland Hotel - 2 miles away - where a swimming pool can be also used for around £7 per week. There is a small children's play area beside the Stables Courtyard. On Thursdays each week a therapeutic masseuse comes to Kirkwood to offer massages.

Local Attractions

Many of our visitors come to fish - see Kirkwood Fishings page The River Annan is reasonably good for salmon and sea trout fishing and must represent some of the best value for money in the UK. Trout fishing on the Milk is for the modern day Isaac Waltons looking for a river running through wilderness.

We also have golfing visitors. There are some excellent courses in the area and green fees are cheap and readily available. We have a special arrangement with Hetland Hall Hotel, 2 miles away, whereby the Kirkwood Cottages guests can use their swimming pool and full fitness facilities for only £7/week. We hire out bicycles and the surrounding area is ideal for cycling.

Locally there is pony trekking and horse riding available and we are aiming to have one day a week when horse riding comes to Kirkwood. Similarly Farm Bikes (Quads) can be taken for a ride on a farm near Lockerbie and likewise we are aiming to have one day a week when Quads can be driven at Kirkwood.
